A numbers-led comparison, not a hard sell.
Build equity in a hard asset instead of paying rent indefinitely.
Prime Dubai office yields have historically compared favourably with major global markets. Ask an advisor for current market data.
Property investment above the qualifying threshold — currently AED 2 million — can support UAE Golden Visa eligibility for owners.

Dubai's core commercial districts have shown long-term value growth. We share the transaction data behind the trend.
Figures depend on the asset, its location and the market cycle — your advisor walks you through current data for the districts you're considering.

Good to know
What buyers ask before their first consultation.
Yes. Foreign nationals can purchase commercial property in designated freehold areas of Dubai without needing to be UAE residents. Non-resident buyers can also purchase eligible properties using a valid passport. The specific property and ownership structure should be checked before purchase to ensure it is eligible for foreign ownership.
In designated freehold areas the buyer owns the unit and its share of the land outright, with title registered at the Dubai Land Department (DLD) and no time limit — open to any nationality. Leasehold gives the right to use the property for a fixed term, usually up to 99 years, with the underlying land staying with the freeholder; some free zones and older districts work this way. The zone determines who can buy and how the asset can be financed and resold, so we confirm it for every listing.
It can. A real estate investment of AED 2 million or more can support an application for the 10-year UAE Golden Visa, subject to the current criteria — including how the purchase is financed and that the property is registered with the DLD. Commercial property can qualify. Criteria change, so ask our advisors for the current requirements before you rely on it.
Budget for the DLD transfer fee of 4% of the purchase price, a registration trustee fee, the brokerage commission (typically 2%) and mortgage registration fees if you finance. Annual service charges apply once you own the unit. We set every cost out in writing before you commit.
Both. UAE banks offer commercial mortgages to eligible individuals and companies, typically with higher down payments and shorter terms than residential loans. Our financing partners pre-assess eligibility and rates before you make an offer; cash purchases are common for off-market and institutional deals.
No. Individuals can buy commercial property in freehold areas in their own name. Many investors and owner-occupiers hold offices through a company or holding structure for operational or tax reasons — we can advise on which structure suits your plans.
Yes. We support portfolio-level acquisitions — bulk unit purchases, whole floors and full buildings — under NDA, with access to off-market opportunities and a dedicated point of contact from due diligence through to transfer.
