Good to know
The questions we answer most before a lease is signed.
You can identify and reserve an office before obtaining a trade license. However, your business will need the appropriate license and tenancy documentation to operate from the premises, depending on the activity and licensing jurisdiction.
Not necessarily. Your office must, however, be compatible with your licensing jurisdiction. Mainland businesses require the appropriate DET/DED license, while free zone companies may require additional approvals to operate from a mainland office. For example, DIFC offices require the appropriate DIFC license.
In addition to annual rent, tenants should typically budget for a 5% security deposit, 5% VAT on rent, agency fees of around 5% of annual rent, plus Ejari, DEWA and other applicable administrative charges.
Yes. Foreign business owners and international companies can lease commercial offices in Dubai, subject to applicable business and tenancy requirements. The documentation required will depend on the company's structure, licensing jurisdiction and whether it is already established in the UAE.
Shell & Core offices provide a largely unfinished space for custom fit-out, offering greater flexibility. Fitted offices typically include flooring, ceilings, lighting and partitions, allowing businesses to move in faster with lower initial fit-out costs.
Office requirements depend on your business activity, employee count and licensing authority. Your office size can also affect employee visa quotas, with requirements varying by authority and establishment classification. We can help identify offices that meet your licensing, operational and growth requirements.
