The next chapter of Saadiyat Island

Marsa Al Saadiyat is Aldar's landmark addition to Saadiyat Island — announced with an estimated gross development value of AED 100 billion, on an island already home to Louvre Abu Dhabi and the wider Saadiyat Cultural District.

Across approximately 6.4 million square metres, the masterplan weaves private mansions, luxury villas, waterfront apartments and branded residences together with beaches, a working marina, a theatre district anchored by Dar Al Funoon, three schools and premium healthcare — one continuous, walkable waterfront community designed for more than 58,000 residents.

Enabling and infrastructure works are expected to begin in Q3 2026, with the first residential sales expected in the second half of 2026. Priority registration is open now, and registered buyers are contacted first as details are released.

Four ways to live on the water

Unit mix, sizes and prices have not yet been announced by the developer and remain subject to official confirmation. Priority-registered buyers receive each release ahead of the public launch.

A destination built around the water

At the centre of the masterplan sits Abu Dhabi's largest marina, designed for approximately 350 yachts and sailing boats, with a dedicated yacht club and a one-kilometre waterfront promenade of retail and dining connecting the beaches to the berths.

Two luxury hotels anchor the hospitality offering, and a dedicated theatre district — led by Dar Al Funoon, a performing arts venue for more than 6,000 guests — brings musicals, live productions and international performances to the waterfront.

Marina life, culture, schools and healthcare all sit within walking distance of the residential neighbourhoods — a destination designed for how a community actually lives.
